With over half of Help to Buy purchases being for new-build homes, it’s a major factor in the 14% rise in private housebuilding since the government scheme was launched. In turn, this has helped the UK construction industry, with new housing construction activity in 2015 being the highest on record. Over 700,000 new homes have been built since 2010, helping annual housing starts reach an eight-year high.
Responsible mortgage lending
The Help to Buy figures also indicate that the government’s aim of promoting responsible lending also seems to be on track. The average house price through mortgage guarantee is £155,897 and for equity loan, £220,825. For both schemes combined, the average house price is £188,380, well below the national average house price of approximately £288,000.
George Osborne was quick to see the figures as an indication of successful government policy, saying: “The Help to Buy schemes have now helped around half a million people. This shows the government’s commitment to helping people fulfil the aspiration of purchasing their own home.”
Help to Buy has also been acknowledged by housebuilders as being a major contributor in boosting housing supply. Stewart Baseley, executive chairman of the Home Builders Federation, said that the demand for new homes has been greatly helped by Help to Buy: “Huge increases in the supply of much-needed new homes were seen along with increases in housebuilding activity. It’s estimated that there has been a 50% increase in output from larger housebuilders, with overall supply in the last two years up by 37%. The housing industry remains committed to working with the government on policies that allow it to continue increases in new house build rates so that more buyers can have access to high-quality new homes.”
